Fire Risk Assessments

From 1st October 2006 The Regulatory Reform (Fire Safety) Order 2005 requires the Responsible Person (RP) of any non-domestic premises to carry out a fire risk assessment, including measures to reduce or eliminate the risk of fire, and identify persons at risk. Where there are 5 or more employees, a record must be kept of significant findings and a definition of a Responsible Person is contained in the above Order.

There are official guidance documents at www.gov.uk which can help you in conducting a fire risk assessment.

Where the RP does not have control of all parts of the building and it is shared with other persons, they should be informed of significant risks identified. The person who does have control (landlord, owner, or other employer etc.) has a responsibility to make sure the regulations are complied with, in the parts they control. This may require communication and cooperation between parties to ensure coordination of fire safety provisions, fire-fighting measures, evacuation procedures etc.

A Fire Risk Assessment can be a relatively simple affair for a small business operating from a small premises, but it can also be quite complicated depending on the type of business you have and the size and complexity of your premises.

We can help with your assessment. We’ll visit you to have a look at what you currently have in place and provide a quote for a complete fire risk assessment if you don’t yet have one. We won’t charge you for this initial visit (within limits – if you run a business in Portsmouth we might need to look at the costs to get someone there from Aberdeen).

Signage

There are 4 different signs standards currently legal in the UK, because of this many companies find themselves with a mixture of different standards of signs within their premises. Current guidelines state that signs within any premises should be of one standard to avoid the potential for confusion.

Signs are required to identify:

  • Escape route / safe route
  • Fire Equipment
  • Hazards
  • Mandatory Actions

Photoluminescent Signs

Photoluminescent escape route signs are made from a zinc sulphide compound, which is charged by natural or artificial white light. They retain their luminous power for several hours to allow occupants to evacuate buildings quickly and safely in the dark and can be recharged any number of times.

Current law requirements

The Health and Safety (Safety Signs and Signals) Regulations 1996 came into force on April 1 1996, and relate to the use of fire safety signage in the workplace. The regulations apply to all places and activities where people are employed and require employers to provide specific safety signage whenever there is a risk that has not been avoided or controlled by other means. The fire safety signage Regulations state that:

  • Employers must use safety signs wherever there is a risk to health and safety which cannot be controlled by other means
  • Safety signs must be of a specified type
  • All signs must contain a pictogram; text only signs are no longer acceptable
  • Signs must be properly maintained and adequately lit
  • Employers must ensure that signs are understood by employees

Within an office space or commercial premises the two most common signs types you’ll see are ‘Safe Route’ (the running green man which directs you to Exits and Fire Exits – and it’s crucial to know which is which) and Fire Equipment identification signs, normally located next to fire extinguishers, hose reels and fire alarm call points.

Company Profile

Mackenzie Fire Protection is a family owned business and was established in 1987.

We have over 800 clients across Scotland, ranging in size from multi-nationals with many premises to small businesses operating from one.

We’re a bit different to other fire equipment service companies out there in that we don’t pay our engineers on commission. This method of payment, where engineers are expected to quadruple and quintuple their wages by fitting as many spare parts as they can and upselling equipment as far as possible, is common practice in the fire equipment service industry.

We back up our non-commission payment structure by charging a fair price for what we do.

Combine these two practices and it means our customers end up with a better deal when it comes to the recertification of their fire equipment.
